Standard Cancellation Terms:

Full refund in case of cancellation within 48 hours of booking provided that the reservation is made at least 14 full days before check-in time. 50% refund in case of cancellation at least 7 full days prior to check-in. No refund in case of cancellation less than 7 full days before check-in. 

A minimum stay of 2 nights is required. Most Saturdays/Sundays are not available as arrival date.

Safety Deposit

A safety deposit is mandatory for every accommodation, which can be paid in cash on arrival or via banktransfer or payment link. In case there’s no damage or additional costs, this deposit will be refunded by bank transfer within 2 - 14 days after departure. In case of damage of over €200 you will still be liable.

General Terms and Conditions

 

In case of any discrepancy the Dutch version of the terms and conditions apply. 

 

1.     These terms and conditions apply to the letting of holiday accommodations of The Dennenholt Estate, here after referred to as the ‘the host’.  The accommodations of the estate are aimed at a comfortable stay whilst taking the environment and other guests into consideration.  Some of the subjects discussed in these terms and conditions are: 

-       Reservations, payment, making changes, cancellations (art. 4.)

-       Check-in & check-out (art. 6)

-       House rules in and around the accommodation (art. 15) 

-       Dogs (art. 11)

-       Waste / final cleaning (art. 16) 

 

2.     These terms and conditions apply to all reservations, regardless of through which channel the reservations were made. When entering into the rental agreement the guest agrees to these terms and conditions. 

 

3.     Confirmation

Every confirmation will be confirmed by means of a message or an email by the host. 

 

4.     Payment, cancellation, modification of the reservation

In case of booking via the website of the Dennenholt Estate: 

-       A 100% payment of the cost is required at the time of booking, or within 2 days after receipt of the invoice. In case of delay of payment the host is entitled to cancel the reservation. The cancellation terms (see below) will apply. 

-       Cancellation by the guest 

Cancellations must be done by email. In case of cancellation the refund percentages as shown at the time of booking apply. 

-       Cancellation by the host

In case of circumstances which warrant cancellation by the host the guest will be notified immediately. If possible, an alternative stay will be offered. In case of not accepting this offer, or in case an alternative stay cannot be offered, the host will repay the full amount of the costs. In case of cancellation by the host the host is not liable for other cost incurred by the guest. 

-       Modification by the guests

In case the guest wishes to change the reservation to another accommodation of the Dennenholt Estate, or another date, this will only be possible in agreement with the host. The host has the right to refuse the modification or apply a charge. 

            In case of booking via other channels beside the host’s own website: 

With regards to payment, cancellation or modification of the reservation the channel’s terms and conditions apply. Unless specifically referred to by the channel cleaning costs, costs of bringing a dog, tourist tax or firewood may be charged separately by the host. 

 

5.     Included in the price

In the rental price will be include: energy and water costs, provision of a tea towel, kitchen towel, bedlinen and bath towels, a limited amount of consumables such as toilet paper, coffee, tea, dish washer tablets, shower gel and shampoo etc. 

Replenishment of these consumables during a longer stay are not included in the price and the guests will have to provide. A (compulsory) house cleaning and change of sheets and towels in case of a stay longer than 7 days is not included. 

 

6.     Check-in and check-out: 

Check in is from 16:00 onwards, check-out before 10:00. 

The host is entitled to charge additional costs for a delayed departure by the guest, e.g. if the cleaning staff is made to wait before being able to start cleaning, or if it results in not being able to provide the accommodation on time to the next guests. 

 

7.     The guest agrees to comply to the house rules

When entering the rental agreement the guest agrees to comply with the house rules as set by the host with regards to the interior and surroundings of the accommodation and the state of the accommodation at the time of the departure (art. 16) 

8.     Number of guests

It is not allowed to stay in the accommodation with more than the number of guests indicated in the reservation. In case the capacity of the accommodation is greater than the number of guests indicated in the reservation the addition of guests is only allowed in agreement with the host. The host is allowed to charge extra costs. 

 

9.     Visitors 

Guests are requested to discuss with the host having visitors at the accommodation. The host has the right not to allow a certain number of guests. 

 

10.  Pest control

The accommodation is offered to the guest in a clean state. The guests is aware of the setting of the accommodation in a natural environment: is it not possible for the host to provide the accommodation in a woodland area always completely free of all insects or rodents. In case of a pest of insects and mice the host will aim to control these pests as much as reasonably can be expected. 

 

11.  Dogs

Dogs are allowed in the accommodation, all other pets are not. With regards to dogs the following house rules apply: 

-       Inside : 

o   Dogs are strictly forbidden to go on the furniture of beds. If dogs turn out to have been on the sofa the guest may be charged with additional costs for steam cleaning or washing of the sofa covers. 

o   Dogs are not allowed to be left on their own in the accommodation, unless the dog can remain quietly in a bench. In case a dog left in a bench cause nuisance the guests may be required to return to the accommodation immediately. The host has a limited number of benches available on request. 

-       Outside:

o   It is not allowed to leave a dog outside unattended. 

o   The guest is obliged to keep the dog from causing damage to the accommodation or the lawn. 

o   At the property at Gortelseweg 64 dogs must be kept on the lead outside

o   The guest is request to walk the dog off the property. In case the dog does poo on the property the guest is requested to dispose of it. 

 

12.  Smoking: 

It is strictly forbidden to smoke in the accommodation. Smoking is allowed outside. It is however forbidden to leave cigarette butts in the garden or surrounding nature. The host has the right to charge additional costs if during or after the stay guests are noted to smoke or leave cigarette butts in nature.

 

13.  Liability

The host advises not to leave any valuables in the accommodation. The Dennenholt Estate is not liable for theft or damage, of any kind, during or related to the stay at the estate. 

The hosts has the right to charge costs of any damage to the accommodation caused by the guest. The guest is liable for any loss or damage of the property and/or a third party as a direct or indirect consequence of their stay. 

The host does not accept liability for the becoming inoperative of any technical installation in the accommodation, but will aim to repair it as soon as possible. 

Parking in the indicated parking spot remains at the guest’s own risk. The Dennenholt Estate has the trees professionally checked and tended to annually. Storm damage to a car remains at the guests own risk. 

 

14.  Deposit

Depending on the channel through which the reservation was made a safety deposit is applied, to be paid at the time of making the booking. In case there is no damage, exceptional cleaning costs or loss established after departure, the deposit will be refunded within 14 days after departure. In case there is damage, loss or exceptional cleaning costs the host may hold back all or part of the safety deposit. In case the costs exceed the safety deposit the guest will be liable. 

 

15.  House rules

Inside guests are requested to: 

-       look after the accommodation, the furniture and the garden. Please don’t move furniture around as this may cause unneccesary damage or wear and tear of the flooring. 

-       not waste energy or water. 

-       Always use bedlinen on the beds. In case the beds, duvets and pillows are soiled cleaning costs may be incurred. 

-       Only play music for their own company, please adjust the volume. 

-       Only use thoroughly dried out wood in the woodburner stove. The use of insufficiently dried wood may cause a chimney fire. Please by the wood from the host or elsewhere, do not collect wood from outside. 

-       Not to dispose of the remaining ash of the woodburner stove in the garden or the surrounding nature. In case the guests empties the ash tray of the woodburner stove: the completely cooled down ash is required to go into the trash can with the green lid. 

-       Not to leave food or crumps unnecessarily out for a long time, to prevent the attraction of ants or mice. The guest will notify the host in case the presence of ants or mice is noted. 

 

Outside the accommodation: 

-       Charging an electric or hybrid car’s battery is not possible. 

-       Making an open fire around the accommodation or elsewhere on the property is not allowed.

-       Bringing and using an own barbecue is allowed. A charcoal barbecue is allowed, unless during a dry episode and the fire department has issued a warning of wild fires. The guest needs to discuss this with the host. It is not allowed to leave burnt out charcoal in the garden or the surrounding nature. 

-       Guests are requested 

o   not to leave waste in the garden or nature. 

o   to stay on the garden paths and lawns adjacent to the rental propery: this also applies to children. 

o   Not to climb trees or put up hammocks

o   To park only at the indicated parking spots

o   Not to use music speakers outside the house

o   Not to cause any nuisance to other guests 

 

16.  Post departure cleaning : what is expected of guests, what is included?

Guests are requested to leave the accommodation by and large in the same state as when they arrived, in order for the cleaners not to have to tidy the accommodation but only need to clean. The following guidance applies: 

-       Separate waste appropriately and dispose of in the correct waste bin: 

o   Organic waste: in the waste bin with the green lid

o   Paper and cardboard: in the waste bin with the blue lid

o   All other waste (but not glass): in the waste bin with the grey lid

-       Glass waste: please take this to the glass container at the end of your stay (or if necessary during your stay) situated next to the supermarket in the village (or any other glass container). 

-       Please put all items in their original spot

-       Please do not leave dirty dishes for the cleaning team

-       Please do not leave left over food or crumbs in the fridge, kitchen top or tables

-       Please do not remove the bedlinen from the duvet or beds

-       Please collect towels in the bathroom 

The host has the right to charge additional costs if the accommodation is left after the departure in a state requiring exceptional cleaning. Additional costs may also be charged if waste is not correctly separated (such as general waste in the organic waste bin, or glass waste in the general waste bin),  in case of costs of tidying up, or if exceptional laundry or dry cleaning is required.
